What this check can—and cannot—do

This educational check helps organize your next step. It is not a loan application, credit decision or preapproval.

  • Earlier-stage buyers receive a preparation path.
  • Buyers closer to moving receive lender and search guidance.
  • You decide whether to share your information afterward.

Myth vs. Fact

Do not disqualify yourself based on a rumor.

Myth

You must have perfect credit.

Fact: FHA permits maximum financing at qualifying scores of 580 or higher, but lenders may set higher standards and evaluate the complete application.

Myth

You always need 20% down.

Fact: Some programs allow substantially lower down payments, subject to qualification and program requirements.

Myth

A voucher can only help with rent.

Fact: Participating housing authorities may offer an HCV homeownership option for eligible families. Not every authority offers it.

Myth

Self-employed people cannot qualify.

Fact: Self-employed borrowers can qualify, but lenders generally require documentation to evaluate income stability.

Common Questions

Questions people often hesitate to ask.

Should I contact First Keys before speaking with a lender?

Yes. We can explain the general process and help you identify questions to ask, though only a lender can evaluate and approve financing.

Will checking my readiness affect my credit?

No. The readiness tool on this page does not access or submit your credit information.

Does a 580 score guarantee FHA approval?

No. It describes an FHA financing threshold, not guaranteed approval. Lenders consider income, debts, credit history, property eligibility and other requirements, and some impose higher score minimums.

Can every Section 8 voucher be used to buy?

No. The local public housing authority must offer the HCV homeownership option, and the household must meet its eligibility, counseling, income and other requirements.

What if I am not ready for several months?

That is an excellent time to start. A longer timeline can provide room to organize documents, savings, credit preparation and realistic goals.
